A typical security deposit is the same as one month of rent.
Typically, we do not. Just the security deposit is generally required.
If renting a single-family home or apartment, you will typically put electric and water in your name. Some properties may charge a utility fee while the electric, water, or gas accounts remain in the management company or owner’s name, instead of the resident setting them up and paying them directly.
We offer multiple ways to pay rent: through your bank account, credit/debit cards, money orders, and cashier’s checks. Free methods include payments through your bank, money orders, or cashier’s checks. A processing fee may apply to payments made with a credit/debit card.
It will vary by property, but we must allow approved service animals. A typical monthly pet fee will apply, and a one-time upfront fee will be due at move-in. These fees do not apply to service animals.
Your application may be automatically denied for any of the following reasons:
An eviction or eviction filing within the last 3 years
An active (non-discharged) bankruptcy
Outstanding balances to a previous landlord or property management company
Unpaid utility bills (gas, water, or electric)
Insufficient income (must earn at least 3x the monthly rent in gross income) or lack of verifiable employment
Credit score below 600 (for multiple applicants, we use the average score)
Poor credit or payment history
Convictions in the last 10 years for any of the following:
Felony offenses
Financial crimes
Violent crimes
Forgery
Domestic violence
Property crimes
Convictions in the last 20 years for illegal drug trafficking or manufacturing
Current status as a registered sex offender (no time limit)
Exotic pets or farm animals (e.g., tigers, goats, etc.)
Note: Birds, snakes, and rodents are allowed.
To verify your income, please submit one of the following. All documents must be in PDF format:
W-2 Employment: Last 3 months of pay stubs or a recent tax document
New Employment: Signed offer letter
Self-Employed: Previous year’s tax return and 3 months of business bank statements
Additional Income Sources: Official documentation for Social Security, VA benefits, child support, or other income sources
We process completed applications on a first-come, first-served basis.
Incomplete applications may not be considered until all documents are submitted.
For vacant properties, lease start dates must be within 30 days of application approval (this is our preferred move-in window).
PETS
We consider pets on a case-by-case basis. Please review the following guidelines:
Breed restrictions apply.
Pets with aggressive behavior or known aggressive breeds are not allowed.
Breeding animals on the property is prohibited and will be treated as a lease violation.
All animals, including service and emotional support animals, must go through a third-party screening process.
A fee applies per pet for the screening, but this does not apply to verified service or support animals.
Vaccination records and recent photos must be submitted for all pets.
A one-time, non-refundable pet fee will apply for approved pets (not applicable to verified service or support animals).
Renter’s insurance must include liability coverage for any pets residing in the home.
