Q: Where do I fill out an application, view current listings or schedule a showing?
A: Go here! https://www.outfastpropertymanagement.com/rent/ Showings can be setup to have a representative present or most properties also have a self-guided tour available to view on your own.

Q: How much is the application and is it refundable?
A: Applications apply for anyone over 18+ (and co-signers if applicable), it is $100 per applicant and is not refundable.

Q: How long does it take to process an application?
A: If all of the required information is provided an initial review is completed within 24-48 hours.

Q: Do you accept Section 8 (or other housing assistance programs)?
A: Yes, if the property qualifies for the standards of the organization.

Q: How much is a security deposit?
A: A typical security deposit is the same as one month of rent.

Q: Do you collect last months rent?
A: Typically we do not, just the security deposit is generally required.

Q: What utilities do I have to pay?
A: If renting a single family home or apartment you will typically put electric in your name as well as the water. Some properties may charge a utility fee while the electric/water/gas accounts remain in the management company or owner’s name instead of the resident setting it up and paying it directly.

Q: How can I pay my rent?
A: We offer multiple ways to pay rent inside your resident portal, through your bank account, credit/debit cards, money orders and cashiers checks. Free ways to pay rent would be through your bank, money order or cashiers checks. A processing fee may be applied to payments made with a credit/debit card.

Q: How do I submit maintenance?
A: You will submit maintenance through your resident portal.

Q: Do you allow pets?
A: It will vary by property but we have to allow approved service animals. A typical monthly pet fee will apply and a one time upfront pet fee will be due at move in. These fees do not apply to service animals.

Q: What is a typical lease length?
A: A typical lease will be 12 months, at renewal time the timeframes may vary with a month-to-month option or other types of renewals depending on the property.

Q: What happens if I need to break my lease?
A: We understand things happen, but breaking a lease will involve termination fees and another administrative fees, at minimum a 2x rent penalty is applied.

Q: Is there a grace period for paying rent?
A: Rent is due on the 1st and late on the 2nd.
